LEGAL DOCUMENTS

 

BACKGROUND:
Every Document processed by the City of Riverside is assigned a unique number. The number is either assigned by the City Clerk, Land Records Staff, or is based upon the City's Development Case Number. These numbers are indexed on the City GIS and Counter Books. After finding the number on the Counter Book the document can be retrieved under the proper heading.

DEEDS: D-XXXXX The Deed index is only for deeds that are conveyed to the City of Riverside. These can be fee or easement. They are recorded with the County Recorder. Each is assigned a unique number by the City Clerk and indexed on the Counter Books.

For private property transactions please contact your Title Company or the County Recorders Office.

DEED OUTS: DX-XXXXX
Deed Outs are Deeds that convey or quitclaim the City's interest to a private entity. They are recorded with the County Recorder. Each is assigned a unique number by the City Clerk and indexed on the Counter Books.

ENCROACHMENT PERMITS: E-XXXXXXX In some cases the City permits private facilities and improvements to be placed in the Public Right of Way. Each requires an Encroachment Permit. Each is assigned a unique number and indexed on the Counter Books.

LOT LINE ADJUSTMENTS: LL- XXXXXXXX or PW- XXXXXXXX Lot Line Adjustments are processed through the Community Development Department. They are recorded with the County Recorder. Each is assigned a unique Case Number and indexed on the Counter Books.

CERTIFICATES OF CORRECTION: CC - XXXXXXX
Land Surveyors and Engineers submit Certificates of Correction to correct small errors in Parcel and Tract Maps. They are recorded with the County Recorder. Each is assigned a unique number and indexed on the Counter Books.

CERTIFICATE OF COMPLIANCE: COC- XXXXXX
A Certificate of Compliance is issued for any parcel determined to have been divided in compliance with the Subdivision Map Act and City Code. They are recorded with the County Recorder. Each is assigned a unique Case Number and indexed on the Counter Books.

COVENANT AND AGREEMENTS: CA- XXXXXXXX
On occasion some developments require the processing of a Covenant and Agreement to meet specific conditions. These may related to drainage, access, or be usage restrictions. Each document is recorded with the County Recorder. Each is assigned a unique number and indexed on the Counter Books.

PARCEL MAP WAIVERS: PMW - XXXXXX
Until 1995 the City used the Parcel Map Waiver to process, Lot Consolidations, Lot Line Adjustments, and Parcel Map Waivers. Typically these are Lot Line Adjustments and Consolidations processed through the Community Development Department. They are recorded with the County Recorder. Each is assigned a unique Case Number and indexed on the Counter Books.

CORNER RECORDS: CR- XXXXXXX
Until the Joint Professional Practice Commission demanded the City submit Corner Records in lieu of doing tie sheets the City was making an effort to encourage private sector Land Surveyors and Engineers to submit approved Corner Records for indexing with the City. We believed this would be a helpful service. The few Corner Records listed are a result of that effort.

The City has assigned them a unique number. That number does not correspond to the County Index. Currently all Corner Records are indexed by the County Surveyor and the City no longer accepts them.
