Riverside Sports Complex & Entertainment District

The proposed Riverside Sports Complex & Entertainment District will revitalize the 56-acre former Ab Brown Sports Complex site, which has been vacant since 2018. Designed to reactivate the Northside and serve as a regional destination, the project combines sports, entertainment, housing, retail, and community spaces.

Project Location: APN 246-060-001, situated south of Placentia Lane, north of Garner Road, west of Orange Street.

  • Expandable multi-use stadium: 5,005 seats, expandable to 15,000, for soccer, rugby, football, and lacrosse.
  • Stadium hotel: 108 rooms.
  • Indoor/outdoor Riverside Live venue for festivals and concerts.
  • Sports & Game Complex (~130,000 sq. ft.) for pickleball, padel, and gaming.
  • Six soccer/multisport fields: two full-size and four youth-size.
  • Mixed-use residential: Four buildings with 1,148 units (25% affordable).
  • Retail: 193,000 sq. ft. of shopping and dining.
  • Public amenities: Central park, dog park, recreation areas.
  • Parking: 3,498 stalls and ~100 EV charging stations.

The development aligns with the goals of the Northside Specific Plan, aiming to stimulate economic growth, attract visitors, and provide diverse recreation, entertainment, and housing opportunities.

The Riverside Sports Complex and Entertainment District is a private development consisting of a stadium facility and a mixed-use development, comprising of housing, retail, entertainment, and sports fields. The development will create a year-round destination that provides recreation, entertainment, housing, and economic opportunities locally and regionally.

How will this development benefit Riverside residents?+

Residents will gain local entertainment options, youth sports programming, outdoor recreation, job opportunities, affordable housing, and community gathering spaces, among numerous other amenities.

How will the development support youth sports and local families?+

The vision for the development includes accessible fields, year-round programming, training opportunities, tournaments, and open community use during non-event times. Final programming will be developed through partnerships with local organizations.

Will the development include affordable housing?+

The development includes an affordable housing component that meets the Surplus Land Act and the City’s adopted affordable housing goals. The exact number of units will be finalized during the design and development process.

How will the traffic impacts from the development be addressed? +

The development will be required to provide a traffic analysis as part of entitlement and permitting process. Any required improvements or mitigations identified from the analysis will be incorporated into the final plan.

How will parking be managed?+

Parking needs for both daily use and major events will be analysed through a parking study prepared by a qualified consultant to ensure that adequate parking is available for the development.

How will the development be funded?+

The development will be privately funded. The infrastructure improvements associated with the Northside Specific Plan, which the Master Developer is responsible for, will not use the City’s general fund. Various funding mechanisms will be considered, including developer contributions and alternative public financing or bonding mechanisms preferred by the City in order to upgrade the Northside community.
