THE OPPORTUNITY
The City of Riverside is seeking an innovative, qualified developer as the “Master Developer” for an exciting, large-scale, multi-phase project on three sites totaling approximately 412 acres. The goal is to create a cohesive development that delivers an open and welcoming neighborhood center and park with a functional, modern, family-friendly design.
The vision for these properties is clearly explained in the Northside Specific Plan. Developed over more than four years, the Northside Specific Plan is a community-driven vision that concluded with the City Council adopting both the Specific Plan and the Program EIR in 2020, and the State Surplus Land Act Exemption in 2021. These documents set a framework for design standards, land uses, affordable housing, and maximum development capacities.
The sites included in the coming Request for Proposals (RFP) will be multi-jurisdictional and include: 1) the former Riverside Golf Club in Riverside 2) the Ab Brown Sports Complex in Riverside and 3) Pellissier Ranch in the adjacent City of Colton.
